Temporary Works Design & Staged installation Reports
For numerous projects that require steel frames to be installed , a temporary works scheme should be provided & sequence of installation in stages prepared to ensure the Builder carries out the works in a safe manner. It will ensure the correct propping arrangement is installed with detailed info on types of props & load capacities. It is a requirement for Health & Safety reasons & also is requested by Party wall surveyors or Building Control inspectors.
For conversion of properties converting ground floor flats, it will be necessary, to submit a temp works package to the Party wall Surveyors. On some projects the Builder has 'eyed' this in & avoided the cost of a temp works package however has resulted in some cracking of the upper storey brickwork. This has proved to be both costly & time consuming repairing brickwork & re-levelling upper floors
Structural Reports
This company has provided numerous reports for Banks & Lenders to confirm if the cracks or other defects are structural, identified as a problem in a Surveyors RIBA (HBR) report or valuation. In these instances a SE Report is normally requested for confirmations whether there is more serious problems with subsidence, settlements or other problems that may be a major expense to the buyer. We also do numerous minor alteration reports for leaseholders gaining permissions to alter with the Freeholder
New Basements
We provide detailed RC Concrete designs for open basements . Drawings & site supervisions or checking of rebar can be arranged with this company.
Basements can be of many types, from using waterproof concrete or internal drainange schemes. We provide initial guidence to clients that may potentially be considering building a basement & can provide some guidence on costs or feasibility.
